This renovation of a 50’s-era, post war bungalow offers sophistication and comfort with it’s newly minted style. From the street, the house looks almost as it always has. It blends in perfectly with the other quaint bungalows lining the street. The interior is a different story. The house was completely renovated to make way for a new layout on the main and lower levels. This 2,059 sf single-family home was stripped to the studs and all electrical, mechanical and heating were upgraded to the latest energy saving features.

THE OBJECTIVE

The homeowner wanted a whole home makeover which involved reconfiguring the kitchen, bathroom and bedrooms on the main floor, while transforming the basement into a spacious rental suite. Updated for urban living, the main entrance was moved to compliment the ambient flow of the hyper-modern, open-concept kitchen, dining and living area, featuring a floor-to-ceiling gas fireplace. Once dark and somber, this bungalow is now airy and bright, inclusive of custom millwork, on-trend bronze fixtures and a single-slab countertop island — a vibrant space for entertaining friends and family. To perform a whole house renovation reconfiguring the upper-level floorplan for an open concept kitchen-dining-living area and converting the lower level into a legal income suite. The client wanted sole access to the backyard and limited to their own private use.

HOW IT WAS ACHIEVED

The 2,059 sf single-family home was stripped to the studs and all electrical, mechanical, and heating were upgraded to the latest energy saving features. The basement was converted into a spacious, bright, legal income suite with modern features. The rear basement entrance was moved to the location of the original front entrance steps and now descends a 1/2 flight to the lower level rental suite. The upper level entrance is replaced with a free-standing, straight run staircase. This strategy achieves the homeowner’s privacy and isolates the backyard from multi-family living. The lower level suite is also an age-in-place option for the homeowner’s retirement —  switching the upper level as the future income source.

KEY FEATURES

This neighborhood was originally called South Hill by early residents. Homes such as this ‘Mid-Century Builder’ emerged after WWII to provide inexpensive housing for returning soldiers and their families.  As the population of Vancouver grew in the 1950s and 1960s, housing had to be built fast to accommodate them. Function rather than style was its defining feature. This bungalow is now airy and bright, inclusive of custom millwork, on-trend bronze fixtures and seamless slab quartz countertops and backsplash. The master suite is bright and sunny with a frost glass barn door closet. The lower level space is particularly thoughtfully laid out. This house represents the leading edge in terms of wiring, control systems, energy efficiency and home comfort systems.  Once this renovation was complete, we celebrated with the homeowner! The construction team was fantastic and exceeded my expectations in how much they cared about the job and about meeting my expectations for the final outcome. Even my neighbours have commented to me that the construction crew does good work. My neighbours have also commented on how nice and friendly the TQ team have been since construction started on my home. Aaron has also gone above and beyond in being available to answer my questions and concerns, even outside of his work day. Throughout the process, every TQ team member I met has indicated that they are available if there are problems.
