To re-convert a four-storey home to single family use after decades of being a tenant/boarding house.
TQ was able to successfully work within City Hall’s strict design constraints for the Heritage neighbourhood. The restoration was comprised of updating wiring, plumbing, media, data and security for a busy professional family.
Structural upgrades and architectural reconditioning, involving floor joists, roof beams, exterior walls, and fittings needed to repair previous destructive renovations in several rooms.
Built-in millwork re-conditioned throughout dining room and other main-floor areas. All flooring, mouldings, and mantles were replaced or reconditioned. Heating, lighting, and plumbing fixtures were modernized to meet energy efficiency standards.
Second-storey rooms were reorganized for increased functionality; a den/office and master suite were created. Powder room relocated to rear hall restoring formal front room to previous grandeur. A new carriage style, three-car garage replicates the original architectural style. Rain barrels at garage and house recycle rainwater into landscaping.
